Understanding CDA Sectors In Islamabad
How We Verify Before You Invest
We never relies on paperwork alone. Before recommending a plot, we check:
The plot’s file and allotment record
Current ownership and the transfer position
Possession status, and whether the sector is developed or still under development
The plot’s physical location, boundaries and surroundings, through an on-site survey
Where needed, we also check dues with CDA and calculate taxes, transfer fees and challan fees, and we recommend confirming documents with CDA or a qualified property lawyer.
The Capital Development Authority (CDA) was established in 1960 to plan and develop Islamabad as Pakistan’s capital. The city follows an official master plan, laid out on a grid and divided into numbered sectors such as F-14, G-13 and I-16. Each sector is planned with residential plots, markets, schools, parks and roads, which is why CDA sectors are known for their organised, well-planned neighbourhoods.
Legal Status of CDA PlotsÂ
Plots in CDA sectors are allotted and governed under the CDA Ordinance 1960 and CDA’s own layout plans. This gives CDA sectors a clear legal framework, whereas private schemes each need their own approval check. Even so, every plot has its own record, and the position on allotment, possession, transfer and dues can differ from one plot to the next.
